China Overseas Land & Investment Sales Rise Despite Market Headwinds

China Overseas Land & Investment Limited saw contracted property sales rise 6.2% year-on-year to RMB181.04 billion for the first nine months of 2026, according to a company filing on October 28th. The increase comes as the Chinese real estate market navigates a period of adjustment marked by localized stabilization and overall divergence.

For the nine months ended September 30, 2026, the company reported revenue of RMB130.4 billion and operating profit of RMB14.49 billion. These figures demonstrate continued, albeit moderate, growth despite the challenging market conditions. The company has strategically focused on first-tier cities, capitalizing on structural opportunities in key urban centers, and bolstered its land reserve with the acquisition of 14 land parcels adding a total GFA of 2.16 million sq m.

The Group’s performance is occurring against a backdrop of broader economic stability in China, though geopolitical tensions remain a factor. The filing notes that macroeconomic policies are taking effect, supporting development resilience under pressure. Simultaneously, the Chinese real estate market is undergoing adjustments, with demand for better housing continuing to drive stabilization in prime locations. The Group’s ability to achieve sales growth in this environment suggests a degree of resilience and effective market positioning.

China Overseas continues to prioritize financial soundness, maintaining low net gearing and borrowing costs within the industry. The sustained revenue and profit figures, coupled with strategic land acquisitions, indicate a commitment to organic growth and long-term value creation. However, the 19.2% year-on-year decrease in sales area alongside the revenue increase suggests a shift towards higher-value properties or pricing strategies.

Revenue for the nine months reached RMB130.4 billion and operating profit totaled RMB14.49 billion. These results demonstrate a consistent performance trajectory for China Overseas, despite the ongoing adjustments within the Chinese property sector and the broader macroeconomic environment. The company’s focus on first-tier cities and prudent financial management appear to be mitigating some of the risks associated with the current market cycle.
